For use in our Research and Recommendation service Genero developed a proprietary rating model. The model was developed to assess the potential of a property to perform as an investment asset based on Genero’s investment goal..
The rating process starts with a preliminary review of the project’s location, the area’s historical performance and some of the investment fundamentals of the project such as price, comparable value and yield. A preliminary assessment against Genero’s benchmark is undertaken at this point.
Depending on the outcome of the preliminary assessment Genero can take the project through the full rating model. Within this model Genero has identified around 140 attributes that it believes can contribute to the overall performance of a property.
Each attribute is scored relative to its likelihood to deliver under performance or over performance. Each attribute is weighted so that the relative potential for each attribute is considered and allows for an overall score to be calculated. This score can then be compared against our benchmark and also against other projects.
Should the project pass our benchmark the analyst will then detail the findings in a comprehensive research report. This report provides the detail an investor needs to make an informed investment decision. It also discloses the risks associated with investing in property.
